AI Sales Desk for Real Estate Developers: Answering Brokers at Night

What an AI sales desk does for a property developer: answers brokers around the clock from one live price list, and hands bookings and viewings to SVI CRM.

A broker in another city opens your chat late in the evening with a plain question: is anything left in tower B with two bedrooms, what is the payment plan, and can a client see the unit on Saturday. The sales office is closed. By the time a manager reads the message in the morning, the broker has already sent that client to a project that answered.

Nothing was done wrong. The enquiry was simply out of hours, and for a developer selling through brokers in several countries most enquiries are out of someone's hours. An AI sales desk is built for that window: it answers from your own price list, keeps the unit grid straight and hands your sales team a request they can act on.

What an AI sales desk for a developer is

An AI sales desk is a small team of AI agents sitting on your sales channels instead of a voicemail. Unlike a chatbot with buttons, it reads a question written in any words, in the language the broker used, looks the answer up in your data and carries the conversation to a concrete next step: a unit set aside, a booking request, a viewing in the calendar.

In SVI this is one of the ready-made solutions. The developer sales desk is a sales desk that never sleeps, with SVI CRM for the manager and deep settings by link when you want to change how the agents behave.

Why broker enquiries are their own problem

Selling through brokers is not the same job as selling to end buyers. Brokers ask in bulk, compare several projects in one evening, write in their own language and recommend whoever gave them clean numbers first. Three things go wrong again and again:

  • The reply comes too late. A question asked at night is answered after lunch, when the client has already been shown something else.
  • The numbers disagree. One broker has last quarter's brochure, another a spreadsheet, a third a screenshot from a manager, and the sales office spends the week reconciling them.
  • The enquiry is lost. It arrived in the personal messenger of a manager who is on leave, so it exists nowhere in the pipeline.

One live price list, one unit grid

The whole point of a sales desk is that every channel quotes the same thing. The agents answer only from your own data: the price list, the payment plans, availability unit by unit. You update your source, and the next broker on Telegram, on WhatsApp and on the website gets the new figure in the same minute, with no round of forwarding brochures.

When something is not in your data, the agent does not improvise. It answers what it does know and passes the rest to a manager with a short summary of the conversation. For a developer that rule matters more than speed: a unit promised twice is a problem no fast reply makes up for.

Who actually answers

This solution is assembled from five roles, each with its own rules:

  • Manager. Takes the first question, qualifies the request and keeps the conversation moving to a next step.
  • Bookings and appointments. Collects what a viewing or a site visit needs: project, unit, date, time, contact.
  • Negotiations and partners. Works with brokers and agencies on terms, paperwork and follow-up, which is most of the traffic for a developer.
  • Reporting. Shows what came in: which towers and layouts are being asked about, which channels bring brokers, what is waiting for a person.
  • Designer. Prepares the visual part of an answer when a broker asks for a unit sheet or a layout to forward on.

Each role runs on the AI model that is strongest for its kind of task. The system holds 89 of the best models and moves a role onto a better one when a better one appears, which is why a reply about a payment plan and a reply in a negotiation sound nothing alike. A team of narrow roles beats one general assistant for the same reason a sales office is not one person: the work is different work.

What the agents never do

  • They answer only from your data. No invented prices, no invented availability, no discount you have not approved.
  • They keep buyers apart. One client's details never reach another.
  • They do not close deals on their own. A booking stays a request until a person on your side confirms it.
  • They do not pretend to be human. An agent can be perfectly polite without denying that it is an AI assistant.

These limits are what make an always-on sales desk safe to put in front of brokers who resell your reputation along with your units.

Where bookings and viewings land

Everything the agents accept goes into SVI CRM: requests and bookings from every channel in one list, ready to confirm. The manager starts the morning with named requests and the conversation behind each one, instead of scrolling four messengers to reconstruct who asked for what. If your sales team already lives in its own CRM, requests can go there instead.

Your data sits in a separate, isolated environment for your company, with its own folders, accounts and logs. On privacy we follow the requirements and say nothing fancier than that.

The channels brokers already use

Your page link and a button on your website work from day one. In Channels you connect your own:

  • A Telegram bot and your work groups, where broker traffic usually sits.
  • WhatsApp Business and Instagram Direct for buyers who found the project themselves.
  • Email and your own website forms.

Brokers on anything else write to your link. Replies come in the language the question came in, across the seven languages the system works in, so a partner in Europe and a partner in Asia both read a normal sentence rather than a translation of your brochure. The same mechanics applied to rentals are described in our article on an AI assistant for villa and condo rentals.

Test it on your own enquiries first

A developer does not need to rebuild any process to try this, and does not need to trust a demo either. The start goes in three steps:

  1. Install. The solution is added to your account and your channels are connected. This step is on us.
  2. Test mode. The agents read your real enquiries and draft replies, and nothing reaches brokers or buyers. You read every reply and get a report. This step is on us too.
  3. Launch. When the replies look like your sales office at its best, you switch it on. Payment starts only here.

To prepare, you need one channel, your current price list and unit grid, and 30 to 50 real broker conversations to check the replies against. Anything that reads wrong is fixed by changing a rule in plain words, not by a development cycle.

How to start

Open the developer sales desk page to see the agents, the channels and the current price, or look through the other ready-made solutions if you also manage completed stock. If your sales process is unusual, the agent builder lets Mai assemble a team from 19 ready roles plus any role you describe in your own words. And the shortest route is a conversation with Mai: tell her about the project, the towers and the brokers you work with, and she will set the solution up and start the test with you.

See it on your own business

Tell Mai about your business. She sets up the team and runs the test on your real messages before you pay.
